In collaboration with seasoned developer Michele DeMartino, ImmPower Group is working to establish a modular housing community in Fort Erie, Ontario. This initiative is dedicated to providing refuge and support for incoming refugees, addressing the urgent need for accessible, affordable housing.
At ImmPower Group, we believe that housing is more than just a roof over one's head—it's about creating a sense of community and belonging. That's why our Fort Erie Modular Housing Project goes beyond meeting immediate housing needs. We aim to build a community where displaced individuals and families can find support, connection, and a place to call home.
Currently in development, this project is a labor of dedication and commitment. We are diligently laying the groundwork to ensure that every aspect of the community aligns with our goals and objectives. From the design of the modular homes to the layout of communal spaces, every detail is being carefully considered to create a welcoming and inclusive environment.

Our proposal includes acquiring approximately 80 modular homes, each boasting three bedrooms and an approximate area of 1400 sq ft. These homes are designed to provide spacious and comfortable living spaces for individuals and families, ensuring they have a place to call home that meets their needs.
We intend to secure a 10-year master lease agreement with JBS and/or other stakeholders. This agreement will provide stability and security for both the tenants and the project, ensuring that the housing remains affordable and accessible for those who need it most.
Our financing strategy involves utilizing CMHC affordable housing funds, supplemented by support from strategic equity partners. This approach allows us to secure the necessary funding to bring this project to fruition while ensuring that the housing remains affordable for our target demographic.
We are collaborating with the Smith Group and reputable manufacturers for on-site construction and delivery of the modular homes. This collaborative approach allows us to leverage the expertise of experienced professionals in the industry, ensuring that the homes are built to the highest standards of quality and safety.
Our phased plan involves completing 15 homes every six months. This approach allows us to manage the construction process efficiently and effectively, ensuring that the project stays on schedule and within budget.
We are proposing options for tenants to either rent the homes or participate in the JBS homebuyer program for rent-to-own opportunities. These options provide flexibility for tenants, allowing them to choose the option that best suits their needs and financial situation.
